You run a Real Estate ERP system you mostly didn’t build.

Whether you sit in a housing company settling service charges for thousands of tenants, in an industrial group capitalising leases under IFRS 16, or in a public body whose contracts hang off land parcels and a land register — the work rhymes. SAP RE-FX sits at the centre of your operational month, and you are the person who keeps it running: the posting runs, the valuation, the settlement, the index adjustments. Few outside your department understand what you actually do.

The system may have been implemented years ago — or, if you are a corporate that added RE-FX to its SAP landscape only recently to meet IFRS 16, not long ago at all. Most of the time, it works well enough. But depending on how long you have lived with it, you have been through a few changes: a migration, a reorganisation, a regulatory shift — and now the new world of S/4HANA, BTP, and the expectation of AI, or at least “Intelligent Real Estate.”

From that experience we built a set of tools — we call them tickets — meant to address the issues that arise across the RE-FX lifecycle and that, from one operator to the next, look remarkably similar:

1. Knowledge that only lives in someone’s head

The complexity of RE-FX is almost always underestimated. It is part of the reason SAP now leaves the operational real-estate and facility-management layer to its endorsed partner, Planon, and keeps finance, contract and lease management on its own side. RE-FX itself is not disappearing — SAP has committed to maintaining it well into the next decade — but most new innovation is moving elsewhere. If you do not need a CAFM or an IWMS, you will keep relying on the full scope RE-FX already gives you. And that knowledge usually sits not in documentation, but in the heads of one or two people. For an organisation, that is a serious risk.

So we built two tickets around it — to make sure that RE-FX knowledge either never leaves your company, or, if it already has (or was never there to begin with), that you get an influx of a decade of RE-FX from someone who has seen more than thirty systems. The point is not that we will ever know your system better than the people who run it every day. It is that we have seen how others built theirs — and can compare.

System Coaching. When you need to bring a junior, or a colleague who is not an RE-FX specialist, up to speed on IFRS 16 or CLM, we coach flexibly and directly on the system — delivered by someone with years in user training and five years of teaching at university level.

Knowledge Conservation. When someone who holds the knowledge is about to leave, we capture what matters before they go. The value lies in judgement: knowing which information is essential and which is not — a distinction even a ten-year in-house veteran does not always draw correctly. We use our own tools to reach the core of the system and prepare the cleanest possible handover to the next in-house consultant.

2. A second opinion: the System Health Check

The System Health Check is a focused analysis of your system. It can support a knowledge transfer, but its real purpose is to give you a second opinion. Perhaps a contract has behaved strangely for years. Perhaps you want to know whether your system integrator actually acted on every request — during an IFRS 16 implementation, say. The scope is deliberately variable: the outcome is shaped to your question.

3. Steering: pulling the wagon out of the swamp

This is the work we enjoy most — getting a stalled project unstuck simply fits our philosophy. Strictly, this ticket is not about the system, although sometimes a single look into the system brings more clarity than three jour fixes.

And the jour fixe is where we are deliberately unlike traditional SAP consulting. We have watched too many project managers play calendar Tetris and compete over who reaches the coffee machine first; we believe this can be done better, with no measurable loss of effectiveness. It may feel unfamiliar at first to work with someone who is not on the line the instant you call — but who reliably answers your messages (immediately, if you book that extension).

In this ticket, everything is built around the jour fixe, and the jour fixe is the holy grail: no absence, no “I don’t know,” no “let’s do it next week.” When people begin to enjoy it the job is usually already done.  This explains why this is the jour fixe no one enjoys except you: the head of…, the CIO or CFO, comparing our costs to an interim team lead or a traditional external project manager.  On request, we come on site from time to time; more often, the online jour fixe has been enough to get the boat back on course.

Tickets, because procurement, budget and contract-type rules often block what is needed

We call all of this “tickets” on purpose — not products and not services. The support our clients need falls into a few clearly defined areas and we have shaped each one into a ticket.

Many organisations struggle to book the help they need. Procurement rules block it. Existing service contracts conflict with new engagements. Budget categories do not match. The ticket form is our answer to all three.

We adjust to your contract landscape in both content and legal form. This can be a service contract a Werkvertrag (work-for-result contract) maintenance (Instandhaltung) or a format that fits an HR budget and its compliance rules. The coaching ticket is one example.

For anyone who has already booked one of the above, there is an aftercare option: the Capacity Ticket — occasional, on-demand support for when you still need a hand here and there. It is booked in half-days of four hours, can cost as little as €400, and is meant to fit a discretionary budget. It requires a credit card and payment in advance.
