Eine Umstrukturierung, bei der Immobilien auf eine neue Einheit \u00fcbertragen wurden, aber nicht sauber. Eine gesetzliche \u00c4nderung, die unter Zeitdruck durchgesetzt und nie \u00fcberpr\u00fcft wurde. Eine Fusion zweier \u00f6ffentlicher Einrichtungen, bei der zwei parallele Objekthierarchien bestehen blieben. Keines dieser Ereignisse ist ein Fehler. Sie alle hinterlassen R\u00fcckst\u00e4nde - kleine Ungereimtheiten, die sich stillschweigend summieren, bis jemandem eine Zahl auff\u00e4llt, die nicht \u00fcbereinstimmt, eine Eigenschaft, die an zwei Stellen erscheint, oder eine Verpflichtung, die eigentlich abgelaufen sein sollte, aber immer noch gebucht wird.     <\/p>\n\n\n\n<p class=\"has-normal-font-size\">Der Buchungslauf ist beendet und ich warte - nicht auf Fehler, sondern um zu sehen, wie viele es sind. Eine Handvoll Vertr\u00e4ge wird nie korrekt gebucht. Ich habe schon vor Jahren aufgegeben, die Ursache daf\u00fcr zu suchen. Stattdessen f\u00fchre ich eine pers\u00f6nliche Liste. Die Finanzabteilung ruft an und fragt, warum die Leasingverbindlichkeit f\u00fcr Geb\u00e4ude 4 zwischen zwei Zeitr\u00e4umen verschoben wurde. Manchmal finde ich den Grund. Manchmal schlie\u00dfe ich das Ticket mit &#8222;Ich werde es im Auge behalten&#8220;.      <\/p>\n\n\n\n<p class=\"has-normal-font-size\">Ich bin f\u00fcr ein Portfolio von mehreren hundert Immobilien verantwortlich, die sich auf mehrere juristische Personen verteilen. Die Budgetverpflichtungen werden anhand dieser Liste verfolgt. Audit-Berichte beziehen sich darauf. Politische Interessengruppen stellen Fragen dazu. Das System soll mir einen \u00dcberblick \u00fcber die Wahrheit geben. In der Praxis bietet es mir eine Ansicht und daneben eine Tabelle, in der ich abgleiche, was das System nicht kann. Ich wei\u00df, dass dies nicht nachhaltig ist. LUM enth\u00e4lt die Grundst\u00fccksdaten, RE-FX die Vertr\u00e4ge, CAFM die operative Sicht, GIS die Geometrie und Finance die Buchungen. Jede Schnittstelle synchronisiert etwas - aber nie ganz alles und nie ganz zur gleichen Zeit.  <\/p>\n\n\n\n<p class=\"has-normal-font-size\">Die Zahlen \u00e4ndern sich jeden Monat leicht. Ein paar hundert Euro bei einer Leasingverbindlichkeit. Eine Quadratmeter-Diskrepanz zwischen LUM und RE-FX, die niemand erkl\u00e4ren kann. Ich habe einmal nachgefragt. Jemand in einem Forum antwortete mit einer Hinweiszahl. Ich wandte sie an. Die \u00c4nderungen passierten immer wieder. Ich nahm an, dass sie korrekt war. Es gibt Objekte in der Konfiguration, die niemand angefasst hat, weil sie schon da waren, als wir ankamen - eine benutzerdefinierte Bedingungsart namens &#8222;Z_ADJ_something&#8220;, eine Mapping-Tabelle, die niemand pflegt, ein Abstimmungsjob, dessen Protokoll niemand \u00f6ffnet.        <\/p>\n\n\n\n<p class=\"has-normal-font-size\">Wenn der Pr\u00fcfer fragt, ob die Portfoliodaten vollst\u00e4ndig und korrekt sind, sage ich ja. Ich sage es mit \u00dcberzeugung. Berichte, die ich nie ausf\u00fchre. Nicht, weil sie irrelevant sind, sondern weil das letzte Mal, als jemand sie angefasst hat, etwas kaputt gegangen ist, f\u00fcr das wir drei Wochen brauchten, um es zu finden. Ich wei\u00df, welche Transaktionen sicher sind. Alles au\u00dferhalb dieses Bereichs f\u00fchlt sich teuer an.    <\/p>\n\n\n\n<p class=\"has-medium-font-size\">Wenn jemand eine \u00c4nderung vorschl\u00e4gt - Konsolidierung von Kostenstellen, Verschiebung von Immobilien in eine neue Einheit, Aktivierung eines neuen Offenlegungsberichts - ist meine erste Reaktion defensiv. Wie viele Schnittstellen sind davon betroffen? Welche Mappings sind irgendwo hart kodiert, die ich nicht sehen kann? Was wird dadurch in LUM, in CAFM, in der Konsolidierung ver\u00e4ndert? Normalerweise antworte ich mit &#8222;Lassen wir das erst einmal so stehen&#8220;. Ich kann meinen Verdacht nicht klar genug formulieren, um eskalieren zu k\u00f6nnen, ohne dass es so klingt, als w\u00fcrde ich mein eigenes Portfolio nicht kennen. Also schlucke ich es runter.      <\/p>\n\n\n\n<p class=\"has-medium-font-size\">Wenn mich jemand bittet, das System von Anfang bis Ende durchzugehen, k\u00f6nnte ich eine F\u00fchrung auf hohem Niveau geben. Zuzugeben, dass etwas Grundlegendes nicht stimmen k\u00f6nnte, f\u00fchlt sich an, als w\u00fcrde ich eine T\u00fcr \u00f6ffnen, die ich nicht wieder schlie\u00dfen kann - interne Pr\u00fcfungen, Aufsichtsaussch\u00fcsse, politische Fragen, Wiederholung von \u00f6ffentlichen Zahlen, Erwartungen, f\u00fcr die ich nicht die Bandbreite habe. Solange die Zahlen also nicht offensichtlich absurd aussehen, sind sie gut genug.  <\/p>\n\n\n\n<p class=\"has-medium-font-size\">Inzwischen wachsen RE-FX und ich aneinander. Meine Routinen, meine Tabellen, meine ungeschriebenen Regeln wickeln sich um seine Macken. Die seltsamen Dinge werden zu &#8222;wie wir es hier machen&#8220;. Die H\u00e4lfte der Umgehungsl\u00f6sungen wird nicht dokumentiert, weil ich mich an sie erinnere. Ungew\u00f6hnliche Ergebnisse werden nicht in Frage gestellt, weil ich die Erkl\u00e4rung verinnerlicht habe. Ich bin das fehlende Handbuch - und in einer \u00f6ffentlichen Einrichtung, in der Personalwechsel, Pensionierungen und Umstrukturierungen an der Tagesordnung sind, ist das eine eigene Art von Risiko.     <\/p>\n\n\n\n<p class=\"has-medium-font-size\">Die Kosten f\u00fcr echte Ver\u00e4nderungen explodieren f\u00f6rmlich. Das System zu reparieren w\u00fcrde nicht nur bedeuten, dass man SAP anfassen m\u00fcsste, sondern auch, dass man jahrelanges stillschweigendes Wissen ausgraben und die pers\u00f6nliche Logik, die ich darauf aufgebaut habe, r\u00fcckg\u00e4ngig machen m\u00fcsste. Das System ist nicht mehr nur komplex - es ist pers\u00f6nlich. Es l\u00e4uft \u00fcber mein Ged\u00e4chtnis, mein Urteilsverm\u00f6gen, meine Pr\u00e4senz.
